What do your services cost?

There are 3 general cost tiers associated with the services we offer. These fees can be roughly calculated on a “per square foot” basis, with larger project design fees usually being a little bit less and smaller projects a little bit more … per square foot.

No Cost Initial Consultation / Site Visit

Let’s meet on the phone or by Zoom, then on-site to determine the next steps. We need to make sure we are a “good fit” to work with one another. If the site visit is “local” there are no fees. If the site visit is more than 1 hour drive or requires extended travel time, this is charged on a “per hour” basis and travel costs reimbursed.

Tier 1: Concept Design Services

These fees are for the development of a design concept based on our initial consultation, site visits and typically requires several iterations and versions until a final design concept has been achieved. These fees are determined based on the rough square footage of the project.

Tier 2: Design Development Services / Permitting

These fees are for the design development of a design concept plus a plan set suitable for obtaining a building permit. This step entails making sure the design concept can be built with specific plans, some details, etc. These fees include the Concept Design Services fees and are based on the total project square footage.

Tier 3: Full Construction Document Set(s) & Construction Consulting Services

These fees are for the full documentation of a design from concept to “blue prints” including multiple plan sets suitable for obtaining a building permit, cost estimates from a general contractor and sub-contractors as a majority of the details are specified. These fees also include consultation during the build as needed. These services entail making sure the design concept can be built with specific plans, multiple details, materials specifications like wall coverings, windows, doors, cabinets, fixtures, etc.; full plan set(s) and on-site consultation time.


Tier 1: Concept Design Services Fees

Concept design based on final rough square footage of design opposed to hourly rate.

400 sq.ft or less: $2.50/sq.ft. (Tiny Homes)
401 to 800 sq.ft or less: $2.00/sq.ft.
801 to 1,500 sq. ft.: $1.85/sq. ft.
1,501 to 2,600 sq. ft.: $1.75/sq. ft.
2,601 to 4,000 sq. ft.: $1.55/sq. ft.
4,001+ sq. ft.: varies

Tier 2: Design Development Fees

If commissioned for Tier 2 project, then Concept Design fees are included in Design Development fees based on final square footage of design.

400 sq.ft or less: $3.50/sq.ft. (Tiny Homes)
401 to 800 sq.ft or less: $3.00/sq.ft.
801 to 1,500 sq. ft.: $2.70/sq. ft.
1,501 to 2,600 sq. ft.: $2.50/sq. ft.
2,601 to 4,000 sq. ft.: $2.30/sq. ft.
4,001+ sq. ft.: varies

Example Design Development Tier 2 project: 1,250 sq. ft. addition x $2.70 = $3,375 for design concept and permitting plan set(s). These fees may vary based on the time necessary to develop a final concept, scope changes, scenic area approvals, etc.

Tier 3: Full Construction Documentation Fees

If commissioned for Tier 3 project, then Concept Design fees and Design Development fees are included in this Tier and are based on final square footage of design.

800 sq.ft or less: $3.55/sq.ft.
801 to 1,500 sq. ft.: $3.45/sq. ft.
1,501 to 2,600 sq. ft.: $3.35/sq. ft.
2,601 to 4,000 sq. ft.: $3.15/sq. ft.
4,001+ sq. ft.: varies

Note: Minimal finish/unconditioned space like garages as well as outdoor areas like covered porches are calculated at 50% of the overall square footage. So, if an attached garage were 22’x24′ (528 sq.ft.) and there was an outdoor covered porch of 18’x8′ (144 sq.ft.), the total would be 672 sq.ft / 2 for a total of 336 sq.ft. for calculating design fees.
